Access at a gated community
Most same-day delays happen at the gate. Give us the gate code or call box instructions on the first call, and say whether the technician checks in at the office. If the locks were changed, say who holds the new key.
If a staff member has to escort vendors, tell us who, and we will text them the ETA too. If you want the truck to look like any other vendor van, unmarked vehicles are available on request.
What can push the start past today
- Possession. If the tenant or an occupant is still legally in the unit, nobody should start clearing it. Wait until you have lawful possession under your state’s process. Rules vary by state, and this is not legal advice.
- Release after a death. When someone dies in a unit, the medical examiner is responsible for the body, and it may not be moved without permission. Cleanup starts once police and the examiner are finished and the unit is back in your hands. See the first 24 hours after a tenant death.
- Utilities. If power or water has been shut off at the unit, mention it on the first call.
- Work outside cleanup. Surface mold gets cleaned as part of the work. Deep mold mitigation, water damage restoration, fire restoration, plumbing repair, and rebuilding are separate trades that Emergency Cleanings does not perform.
