What goes into your price

These are the five variables we evaluate on every project — hoarding, trauma, biohazard, or anything else. Understanding them helps you understand your quote.

Environmental Risk

The presence of biohazards (blood, bodily fluids, sewage), airborne pathogens, mold, chemical contamination, or animal waste significantly increases the cost and complexity of a job. These situations require certified technicians, specialized PPE, and remediation protocols — all of which are factored into your flat rate upfront.

Disposal & Hauling Fees

Volume matters, but so does what it is. General materials are priced differently than hazardous material, electronics, appliances, or items requiring special handling. Local landfill tipping fees, number of truck loads, and the type of waste stream all contribute to the final number.

Transport & Distance

Distance from our nearest team, access challenges (elevator-only buildings, gated properties, rural locations), and logistics for disposing of haul-away materials all affect total cost. Rural projects or locations with difficult access may carry a modest travel adjustment.

Labor & Scope

How many technicians, how many days, and how complex is the work? A one-bedroom apartment takes a different crew than a 4,000 sq ft home with 30 years of accumulation. We account for total scope in your flat rate — so your crew has time to do it right, not rush.

Supplies & Equipment

Industrial-grade cleaning products, odor remediation agents, HEPA filtration units, biohazard bags, and full PPE gear are part of doing this work safely. Standard cleanup projects use fewer specialty supplies; biohazard or trauma scenes require significantly more. These are included in your flat rate — not billed after the fact.

Hoarding cleanup is also where our flat-rate model matters most. Most companies bill by the hour, which means clients don’t know what they’ll pay until the job is done. We scope the project in advance so you know the full cost before we start.

We evaluate hoarding projects on a 1–5 severity scale developed by mental health and cleanup professionals. This scale helps us understand scope — but it’s always combined with the five pricing factors above to determine your flat rate.

Why scope matters more than square footage

Two 1,500 sq ft homes can be completely different projects. One might have light clutter with no hazards — another might have structural access issues, pest infestations, and biohazard material throughout. That's why our in-person walkthrough matters so much. It's how we protect you from a quote that doesn't reflect reality.

Blood, bodily fluids, infectious waste, and similar materials require certified remediation — not general cleaning. Scope is driven by the size of contamination, surface porosity, and OSHA protocols required. Every job is assessed individually.

After law enforcement clears a scene, the cleanup is the family's responsibility — not the authorities'. We handle full decontamination, odor remediation, and discreet service for families navigating one of the hardest moments of their lives.

Estate Cleanouts

Full estate cleanouts after a passing or relocation vary widely based on the size of the home, the volume of contents, the presence of valuable items to be sorted, and how much of the work is general items vs. donation-worthy contents.

Junk Removal & Bulk Cleanouts

Garages, attics, storage units, and rental properties. Price is driven by volume and what's being hauled — electronics, appliances, and mattresses each carry different disposal fees. We assess load size and content before quoting.

Drug Lab & Chemical Contamination

Properties with prior drug manufacturing or chemical spills require specialized testing and decontamination. These jobs are highly regulated, vary significantly by the type and extent of contamination, and always require on-site assessment before any scope can be determined.

Do you really not charge by the hour?

Correct. Every project is priced at one flat rate before the work begins. Your crew can take the time required to complete the job properly without you worrying about hourly charges or unexpected costs appearing on the final invoice.

What if something unexpected is found during the job?

Our on-site assessment helps us identify the full scope before providing your final price. If the crew discovers something genuinely unexpected, we stop and explain what was found. We discuss your options and receive your approval before making any change to the scope or price.

Is the assessment really free?

Yes. We do not charge for the travel, time, or on-site walkthrough. You receive a complete assessment and flat-rate quote at no cost, and you are not obligated to move forward with the project.

Why is it hard to get a ballpark price over the phone?

Conditions can look very different once our team enters the property. A situation that sounds moderate over the phone may involve biohazards, blocked access, pest activity, structural concerns, or much more material than expected. An on-site walkthrough lets us provide a price we can stand behind instead of giving you an unreliable estimate.

What factors most commonly drive a higher price?

Environmental hazards usually have the greatest effect on price. Biohazard materials, active pest infestations, mold, sewage, and chemical contamination require certified technicians, specialized equipment, protective gear, and added disposal procedures. The total volume being removed, landfill fees, travel distance, property access, labor requirements, and project complexity can also affect the final price.

Is there a deposit required to book?

Yes. A deposit equal to 20% of the verbal estimate is collected when you schedule the walkthrough. It secures your appointment and covers dispatch and overhead costs. The deposit is refundable when the final price is higher than the range discussed and you choose not to proceed. It is non-refundable if you cancel before our team arrives, or when the final price falls within the quoted range and you decide not to move forward.

Is everything kept confidential?

Yes. Every project is handled with full discretion. We do not discuss your situation outside our team, and we do not photograph or share identifiable information. What happens at your property remains private between you and Emergency Cleanings.

Do you work with insurance?

Yes, in many cases. Depending on your insurance policy and the type of cleanup, some or all of the project may be covered by homeowners or renters insurance. We can provide detailed documentation describing the scope and services to support your claim. We recommend contacting your insurance provider before the assessment to confirm your coverage.

Can I afford this if I do not have money right now?

The actual project may be more manageable than you expect once we assess the property and determine the true scope.
